What is Origination Points / Fees?
Upfront fees charged by a lender to originate a loan, expressed as percentage points of the loan amount.

Example
A $500,000 loan with 2 origination points means $10,000 in upfront fees ($500K × 0.02). These are typically paid at closing, deducted from the loan proceeds.
Why it matters for investors
Hard money lenders typically charge 1-3 points. The points trade off against the interest rate — lower-rate loans often have higher points, and vice versa. Understanding the all-in cost (rate + points + fees) is more important than focusing on rate alone.
