What is Hard Money Loan?

A short-term, asset-based real estate loan secured by the property itself rather than the borrower's income or credit profile.

Formula

Approval = Property Value × Maximum LTV − Existing Liens

Example

An investor wants to acquire a $400K rental property and renovate it. A bank requires 30 days of underwriting and W-2s. The investor uses a hard money lender, closes in 5 days at 75% LTV ($300K loan), and refinances into a long-term mortgage 6 months later.
